How will you market my property?

After creating a marketing plan for your property, we typically market the property with signage, flyers, online/website advertising and print media. We perform regular email blasts to area real estate brokers and work with them to bring tenants to our properties at which we would pay the agent a referral fee at no cost to you.

Do you really have a staff member present for all showings?

Yes, we always have a staff member present for all showings of properties. Most property management firms will let prospective tenants pick up a key and view the properties without supervision. We never do this. We believe it's our duty to ensure that prospective tenants are supervised at all times on the premises. This reduces your liabilty as an owner and also allows us to interact with the prospect and answer any potential questions or concerns in a timely and personable manner.

How are prospective tenants screened?

Each tenant is required to fill out a rental application with references, submit copies of their most recent W-2 forms and provide 2 forms of id (i.e. drivers license, social security card). We take this information and perform criminal, credit and background checks on all prospective tenants using Tenantpro background screening services and their national database. We also verify identity, previous addresses, prior evictions and income.

How quickly do you respond to tenant maintenance requests?

Our goal is to respond to all tenant maintenance requests with 1 hour. Our office is open 9am to 5pm Monday thru Friday and we also have a 24/7 emergency tenant hotline number that tenants can call at anytime for service emergencies during nights and weekends. We work with numerous vendors and contractors who respond to all of our service calls and maintenance requests.

What is the best way to get in touch with my property manager?

We have an open door policy where we encourage all of our owners to always feel free to stop by our office at anytime if they have any questions or concerns regarding their property. Otherwise, owners may email or call our office at anytime to speak with their property manager.

How are security deposits handled?

The North Carolina Tenant Security Deposit Act requires that all security deposit funds be held in a trust account. This rule applies for all prorperty management firms as well as private owners. In order to ensure compliance with this rule, all tenant security deposits are held in our company's security deposit trust account until the tenant's lease expires and they move out. Also, per North Carolina Real Estate Commission rules, we perform a monthly bank reconciliation on our security deposit trust account.
